Contractor Questionnaire
This questionnaire has been designed for you, the homeowner, as a tool in selecting the contractor that best suites your needs as you invest your time and money into improving your real estate. The willingness of each contractor to give you factual answers to these questions will result in peace of mind, knowing you asked the same questions of each one. Good luck and happy remodeling!
1. How long have you been in business?
2. Do you and all your subcontractors have liability insurance?
3. Do you and your subcontractors have workers' compensation insurance?
4. Who do you bank with? Any preferred rate financing?
5. Are you a member of N.A.R.I. (National Association of Remodeling Industry)?
6. May I have two subcontractor and three supplier references?
7. Do you give free consultations and estimates?
8. Do you show me a design before I sign a contract or spend any money?
9. Do you give an exact cost, rather than an estimate?
10. Do I get an itemized breakdown to keep?
11. Do you give me a start date and a completion date?
12. Do you give "conditional" or "unconditional" lien releases?
13. After completion what kind of warranty do I get?
14. What is your payment schedule?
15. During construction who will I be working with?
16. How do you keep me advised of your work schedule?
17. How many past job references do you give me?
18. Do you have any jobs just starting that I can see?
19. Do you have any jobs in the middle of construction that I can see?
20. Do you have any jobs nearing completion that I can see?
So–You're Thinking About Remodeling!
Most people have never remodeled before. How do you go about getting a good job? First, you should do the following:
A. Make a detailed list of what you want.
B. Have a good idea of the market value of your home.
C. Set a figure in your mind of what you feel you should or can spend on the remodeling.
Our procedure is designed to give the greatest protection in getting a good job, at a fair price, as well as getting the job completed on schedule. After we get the above information from you, we do the following:
A. Answer any question you may have regarding remodeling and APEX Builders, Inc.
B. Make sure all you want done is within the building codes of your city.
C. Take detailed measurements of the work to be done.
We will then call to set a second appointment with you. Prior to our second appointment, we urge you to check our business and job references to satisfy yourself we are the builder you want to work for you. At the second meeting, we do the following:
A. Show you a scaled drawing of the work to be done. We go over this drawing with you detailing ALL the work required to complete your job.
B. We give you a detailed cost breakdown.
C. Next, if you need assistance with financing, we will give you our sources' phone numbers.
D. If you agree to our drawing and price you then authorize APEX Builders, Inc. to draw a set of plans for a fixed fee, which is included in our cost breakdown. To protect you we include two conditions on the Authorization To Draw Plans:
1. Plans will not be drawn until YOU notify us that you are approved for the loan.
2. If our final price exceeds the maximum price given to you, we specify there will be no obligation for the plans.
When the plans are completed, we leave a copy with you to check over prior to our next meeting. During our next meeting, we go over the plans with you to make sure that all work to be done is included. We then give you a detailed cost breakdown of all work to be done as per plans.
If the plans are correct and complete, and we are within your budget, and the business and job references have confirmed to you that we are a fair, dependable builder, then we are ready to do your remodeling. We know you will be more comfortable with us, if other people tell you we are what we say we are. We have told you that APEX:

Is a well organized, efficient company.
Pays all bills promptly.
Is competitive in price.
Uses skilled workers who work with quality building materials.
Performs the job in a professional manner and keeps you advised weekly of our work schedule as the job progresses.

Your plans and costs are checked by you and your designer to ensure accuracy.
